Lighting Installation: Downlights, Pendants and LED

A room that has never had enough light, a fitting you have bought and don’t fancy wiring, halogen downlights that keep blowing, or a dated fitting you would like gone? Do you need to choose the fittings first?

No. Some people have already bought the fitting and just need it wired in. Others know the room is too dark and want options. Both are fine. Say which it is when you get in touch.

The fitting is only half the job. The circuit it goes on, how the switch is wired, what the ceiling is made of and the kind of lamp it takes all decide what is needed. That is checked first, then the work is quoted, then it is fitted and tested.

Lighting jobs AJS is asked for

Most of these are small jobs. They are quoted the same way as big ones.

  • Downlights. In a lounge, hall, stairs, landing or bedroom, laid out so the room is lit evenly rather than in spots.

  • Pendants and ceiling lights. A pendant over a table, a new ceiling light, or a wall light where there has never been one.

  • Replacing old or broken fittings. Like for like, or a different style where the wiring allows it.

  • Halogen to LED. Swapping halogen downlights for LED, including in rental properties, with a dimmer that actually works with them.

  • Dimmers, switches and pull cords. Adding a dimmer, moving a switch, or replacing a bathroom pull cord.

  • Bathroom lights and illuminated mirrors. Fittings chosen for the zone they sit in, and tested when finished.

What decides how big the job is

Two rooms that want the same downlights can be very different jobs. A ceiling with a loft above is easy to work in. A ceiling with a floor above usually means working from below, which takes longer. An older lighting circuit can sometimes need remedial work before certain new fittings can be installed safely.

That is why the ceiling and the circuit are looked at before anything is quoted. You get a plain answer about what is involved, what is not, and what it will look like when it is done.

How lighting work is done

  • You say which room and what is there now. A photo of the ceiling, the switch or the fitting you have bought helps.

  • The circuit, the switch wiring and the ceiling are checked, and the positions are agreed with you before any holes are made.

  • The fittings are installed, with any new cable run as neatly as the building allows.

  • Switches and dimmers are checked for compatibility with the lamps to avoid problems such as flickering or buzzing.

  • Everything is tested before it is handed over, and the room is tidied.

Where the work needs it, you get a minor works certificate recording what was done.

Kitchens, bathrooms and outside

Lighting that is part of a new kitchen or bathroom is planned with the rest of the electrics on the kitchen and bathroom page, because the sockets, cooker circuit and extractor fan go in at the same time.

Common questions

Should I buy the fittings first, or ask you?

Either. If you have already bought a fitting, say so and send a photo of it. If you have not, describe the room and Alex can suggest options and bring the fittings.

Will LED downlights work with my dimmer?

Not always. Many older dimmers were made for halogen lamps and make LEDs flicker or buzz. The switch is checked and, if needed, swapped for one that suits the lamps.

Is fitting downlights a big job?

It depends on the ceiling. With a loft above, access is simple. With a floor above, the work is done from below and takes longer. Either way, the positions are agreed with you first.

Are there rules for bathroom lights?

Yes. Fittings near a bath or shower need the right rating for the zone they sit in, which is why the fitting is chosen with you rather than bought blind.

Will I get a certificate?

Where the work needs one, yes. A minor works certificate records what was done and that it was tested.
